    When we use the term "Home Inspection"below, we are not talking about the $300.00 to $500.00 inspection that is done for a buyer who is looking to buy your home. If that is the type of inspection that you want click here!

    Home inspections, commonly known as "point of sale inspections", are usually done by cities, either when you are planning on selling your property, or on a once a year basis. It has been out experience that it's usually better to let us do an rough inspection first, before the city enters your home. The reason being is that a peeling basement wall, that can be simply cleaned and painted, can be written up by the city as needing your basement to be waterproofed. There's a huge difference in cost between scraping and painting your basement walls, and perhaps fixing one downspout, to a complete waterproof job.     After the city does it's inspection it will usually give you a list of violations. These are not usually building code violations, but can include a code violation. In some cases the violation may require a building permit to repair which will increase the cost compared to fixing it before the city even looks. An illegal or exposed electrical splice is one example. Quite simple to move the splice into a protected box, but if the city requires a building permit to do it the cost can go from $100 to hundreds.
